Understand the four kinds of position.

Deep-water waterfront. Usable depth at the dock year-round. The scarcest and most valuable position.

Cove or shallow waterfront. Water views and frontage, with depth that varies seasonally.

Golf frontage. Long fairway views, sunset exposure, and clubhouse proximity without waterfront pricing.

Interior. The value entry point to the community, its amenities, and its address.

Waterfront due diligence.

  • Measured water depth at the dock at full pond and seasonal low
  • Existing dock permit status and transferability with Duke Energy
  • Shoreline stability, buffer rules, and any bulkhead condition
  • Cove orientation: wind, chop, wake traffic, and afternoon sun
  • Distance and slope from house to shoreline
  • Flood, insurance, and elevation considerations

Community, club, and carrying costs.

The order of operations.

  • Define the non-negotiables: water depth, view, drive time, square footage
  • Get financing or proof of funds in order before you tour
  • Tour in person, ideally on and off the water, in more than one season
  • Request governing documents, dues, and club terms in writing
  • Commission inspections: structural, mechanical, roof, dock, and septic or sewer
  • Verify boundaries with a current survey — never with a map or marker
  • Have counsel review contract, easements, and title before closing

Are HOA documents available on this site?
