Why averages mislead here.

In a market where a single deep-water estate can transact for a multiple of an interior home, average and median prices swing on volume alone. A quarter with three waterfront closings looks like a boom. The same quarter with none looks like a collapse.

Segment before you conclude anything: deep-water waterfront, cove waterfront, golf frontage, and interior are four different markets that happen to share an address.

The indicators worth watching.

Months of supply by segment tells you who has leverage. Days on market reveals whether pricing is meeting the market. List-to-sale ratio shows how much negotiation is real. Price per waterfront foot is more informative than price per square foot on the water. New construction cost sets the floor under renovated resale.

Seasonality on the lake.

Lake markets breathe. Interest builds in spring, peaks through summer when the water shows best, and thins in late fall. Serious, unhurried buyers often transact in the quiet months — and the best positions frequently trade with very little public exposure.

Where authoritative data comes from.

County registers of deeds and tax offices in Iredell and Mecklenburg counties hold the public record. Licensed brokers can pull current multiple-listing statistics. Appraisers produce defensible valuations. Nothing on this website is an appraisal, a broker price opinion, or investment advice.

There isn't one. Months of supply and list-to-sale ratio, reviewed separately for deep-water, cove, golf, and interior segments, give a far more honest picture than any overall average.

Why is waterfront valued differently?

Waterfront value concentrates in things square footage cannot capture: usable water depth, shoreline frontage, cove orientation, dock permitting, and view corridor. Two homes of identical size can differ enormously in value.
